Robin Shapiro of Robin Shapiro Realty, who lives nearby in Neponsit, said the market was even active right after the storm, with demand for rentals among displaced residents. "If you are afraid," she said, "this isn't the place for you." What she points out to clients is the proximity of this beach community to Manhattan. "That's what it's all about."

Priciest Queens home is in storm-battered Rockaways 
"The oceanfront took a serious hit," said broker Robin Shapiro, who specializes in Rockaway property. "Most of the waterfront houses are anywhere from 50% to 100% damaged."
But Shapiro said the market will rebound as homeowners are now forced to invest in their properties and buy new boilers and appliances.
"You're going to see new houses and new landscapes," she said.

Broad Channel - a hidden gem.
Robin Shapiro of Robin Shapiro Realty, is currently selling a house facing the water for $890,000. Even so, Shapiro believes that Broad Channel is great for starter houses but that the town is still underrated.
"It's like one of these secret places which are nice for the people there," said Shapiro. "I think it'll stay a small town, it's only got one main road. You need a huge infrastructure for things to get bigger and it's very nice the way it is now."

Shapiro describes the profile of sellers as "older people who were always thinking of moving and downsizing and who now can't deal with the repairs. They're selling their places `as-is.' Because the properties are damaged, they're being sold at discounted prices and in cash. You can't get a loan on a house with no utilities."
Because of the discounted prices, younger residents are selling their starter homes and now buying larger homes that are now within their budgets.
